Osada Kłodzka / Klodzko Village

To jest projekt, nad którym pracujemy już od dwóch lat. Pozwolenie na budowę zostało uzyskane w zeszłym roku. Aktualnie pracujemy nad projektem wykonawczym i przygotowaniem do rozpoczęcia budowy. Praca nad nim to poszukiwanie optymalnego rozwiązania dla pomysłów Inwestorów, które ewoluują. W pracy architekta to standardowe doświadczenie. Czasem projekt służy tylko do zwizualizowania postawionych założeń, by te zmienić lub odrzucić i wykreować nowe. W tym przypadku ewolucja doprowadziła do ciekawego efektu.

Inwestorzy mają piękną działkę o dużej powierzchni i marzą o przeprowadzce poza miasto. Więc najpierw był pomysł na budowę domu. Z uwagi na potencjał turystyczny regionu postanowili również zaplanować kilka pokoi gościnnych. W toku prac pomyśleli, że lepiej będzie wybudować kilka osobnych małych domów gościnnych i ich własny. Postawili przed nami zadanie zaprojektowania niewielkiej osady, ale tak, by nie zepsuła krajobrazowych walorów działki.

Działka położona jest w Kotlinie Kłodzkiej. Ma powierzchnię ponad 5 ha. Otoczona jest w większości przez teren leśny. Posiada duży spadek z ekspozycją południową. Z najwyższych partii rozpościera się widok masyw Śnieżnika – najwyższy szczyt okolicznych gór. Przy jednej z wyżej położonych granic wybija źródło. Krajobraz kulturowy i tradycje architektoniczne Kotliny Kłodzkiej są przez nas dobrze zbadane i opisywaliśmy je już wcześniej (kliniknij tutaj by przejść do tekstu).

This is a project that we’ve been working on for two years. The construction permit was obtained last year. We are currently working on the detailed design and preparation for the beginning of construction. Working on it is seeking an optimal solution for investor ideas that evolve. This is standard experience of the architect’s work. Sometimes the project is only used to visualize the assumptions made to change or reject and create new ones. In this case, evolution has led to an interesting effect.

Investors have a beautiful plot with a large area and dream of moving outside the city. So, there was an idea for building a house first. Due to the tourist potential of the region, they also decided to plan several guest rooms. During the work they thought it would be better to build several separate small guest houses and their own. They set the task ahead of us of designing a small settlement, but so as not to spoil the landscape features of the plot.

The plot is located in the Kłodzko Valley. It has an area of ​​over 5 ha. It is surrounded mostly by forests. It has a large slope with the southern exposure. From the highest parts there is a view of the Śnieżnik massif – the highest peak of the surrounding mountains. At one of the highest borders, there is the source of water. The cultural landscape and architectural traditions of the Kłodzko Valley are well researched by us and we have them already described. (click here to go to the text).

W poszukiwaniu idei szybko zrozumieliśmy, że architektura sąsiednich miasteczek i wsi będzie miała duży wpływ na kształt projektu. Musieliśmy też wziąć pod uwagę krajobraz działki i otoczenia oraz funkcje obiektu. Stąd, razem z Inwestorami postawiliśmy trzy główne założenia projektu.

  1. Muszą to być w pełni funkcjonalne, praktyczne budynki ze współczesnymi wnętrzami.
  2. Zewnętrzny kształt i użyte materiały powinny nawiązywać do domów kłodzkich, by…
  3. … z dalszych perspektyw można było odnieść wrażenie, że osada istnieje od dawna w harmonijnym krajobrazie.

In search of ideas, we quickly understood that the architecture of neighbouring towns and villages will have a major impact on the shape of the project. We also had to take into account the landscape of the plot and the surroundings as well as the functions of the object. So, together with the investors, we have set three main assumptions for the project.

  1. They must be fully functional, practical buildings with contemporary interiors.
  2. The external shape and materials used should refer to the Kłodzko houses, so that …
  3. … from a further perspective the impression could be gotten, that the settlement has existed for a long time in a harmonious landscape.

Wymóg praktyczności i funkcjonalności architektury wnętrz jest oczywisty, szczególnie w przypadku pomieszczeń użytkowanych komercyjnie. To są proste zasady. W zależności od wielkości konkretnego budynku posiadają od 4 do 6 miejsc noclegowych, podzielonych na dwuosobowe łóżka. Domy ogrzewane będą kominkami w salonie. W każdym z nich będzie też aneks kuchenny do przygotowania posiłków.

Szanując i interesując się tamtejszym krajobrazem nie mogliśmy stworzyć brył innych niż w tradycyjnych kształtach. Ale budynki są współczesne. Postanowiliśmy więc w kształt typowych chat kłodzkich zaimplementować elementy dzisiejszej architektury – zaprojektowane okna pasowałyby również do współczesnej obiektów.

Każdy z lokatorów ma przy sypialni swój balkonik. Są one w ścianach szczytowych. Nie jest to element charakterystyczny dla lokalnej tradycji, więc aby go „ukryć” balkony przesłoniliśmy pionowymi dechami. Dzięki temu w krajobrazie będą wyglądały jak pełne szczyty deskowane. A to jest spójne z miejscową architekturą. Ponadto, da to trochę intymności użytkownikom.

The requirement of practicality and functionality of interior design is obvious, especially in the case of rooms used commercially. These are simple rules. Depending on the size of a particular building, they have from 4 to 6 beds, divided into double beds. The houses will be heated by fireplaces in standing the living rooms. In each of them there also will be a kitchenette to prepare meals.

Respecting and being interested in the local landscape, we could not create other shapes than traditional ones. But the buildings are contemporary. So, we decided to implement the elements of today’s architecture in the form of typical Kłodzko huts – the designed windows would also fit into contemporary objects.

Each of the guests has their own balcony next to the bedroom. They are in the gable walls. This is not characteristic element of the local tradition, so to hide it, we have covered the balconies with vertical planks. Thanks to this, the landscape will look like full planked gables. And this is consistent with the local architecture. In addition, it will give some intimacy to users.

Charakterystycznym elementem architektury kłodzkiej są drewniane galerie wokół budynków, czasem przewieszone nad strumieniami. Wynika to z uwarunkowań terenowych krajobrazu górskiego. W naszych warunkach zastosowanie galerii pomogło również połączeniu wnętrza z zewnętrzem projektowanych obiektów.

Jeden z budynków posiada tzw. wyżkę – jest to nawiązanie do jednego z najbardziej charakterystycznych elementów architektury kłodzkiej.

Warto też wspomnieć o materiałach i konstrukcji. Uznaliśmy, że budynki muszą być drewniane. Po pierwsze – jest to znów połączenie z architekturą miejscową. Po drugie – takie budynki z uwagi na odpowiednią bezwładność cieplną są łatwiejsze w ogrzewaniu i sterowności temperaturą.

Ciepłocie domów drewnianych można poświęcić w tym miejscu więcej uwagi. Budownictwo drewniane jest idealne do zastosowania w budynkach użytkowanych czasowo w okresie zimowym. W przeciwieństwie do budynków murowanych bardzo szybko się ogrzewają, ale i wychładzają. Wystarczy zaledwie około 2 godzin palenia w kominku w domu drewnianym by temperatura z 10-12 stopni wzrosła do standardowej pokojowej – 21 st. (przy odpowiednio dobranej mocy kominka i powierzchni ogrzewanej). Tymczasem, by ogrzać budynek murowany w analogicznych warunkach potrzeba już około 36 godzin (i więcej, w zależności od stopnia wychłodzenia i temperatury zewnętrznej). Takie właściwości powodują, że w domach wynajmowanym w celach turystycznym najlepiej sprawdzi się drewno jako budulec.

Wiele przykładów zabudowań okolicznych miejscowości posiada pobielone, wapnowane ściany. Kiedyś służyło to impregnacji i przeciwdziałaniu korozji biologicznej. W efekcie, w wielu kadrach istniejącego od lat krajobrazu Kotliny Kłodzkiej widzimy zestawienie jasnej, białej elewacji z ciemnym, gontowym lub eternitowym pokryciem. Starsze pochodzenie ma gont. Później (II połowa XIX wieku) był często wymieniany na eternit, układany w charakterystyczną łuskę.

W naszym projekcie pokrycie dachowe wykonane będzie z blachy. Jest to trwały, estetyczny i praktyczny materiał. Wybraliśmy również „łuskę” jako sposób układania. Kolorystyka ciemna – dopasowana do krajobrazu.

Characteristic elements of Kłodzko architecture are wooden galleries around buildings, sometimes overhanging over streams. This is due to the terrain conditions of the mountainous landscape. In our conditions, the use of the gallery also helped to connect the interior with the exterior of the designed objects.

One of the buildings has the so-called “wyżka” – this is a reference to one of the most characteristic elements of Kłodzko architecture.

It is also worth mentioning about materials and construction. We decided that buildings must be constructed with timber. First of all – it is connected with the local architecture again. Second – such buildings are easier to heat and control the temperature, because of the corresponding thermal inertia.

The warmth of wooden houses can be given more attention here. Wooden construction is ideal for apply in buildings used temporarily in winter. In contrast to brick buildings, they heat up very quickly, but also cool down. It takes only about 2 hours to heat with a fireplace in a wooden house so that the temperature from 10-12 degrees will increase to a standard room – 21 degrees (with properly selected power of the fireplace and the heated surface). Meanwhile, to heat a brick building in analogous conditions, it takes about 36 hours (and more, depending on the degree of cooling and outside temperature). Such properties make wood the best material in the houses rented for tourism.

Many examples of buildings in the surrounding towns have whitewashed limestone walls. It used to be used for impregnation and counteracting biological corrosion. As a result, in many frames of the Kotlina Kłodzka landscape existing for years, we can see a combination of a bright, white façade with dark, shingled or Eternit covers. The older origin has shingle. Later (the second half of the nineteenth century) was often exchanged for Eternit tiles, arranged in a characteristic way.

In our project, the roof covering will be made of metal roofing tiles. It is a durable, aesthetic and practical material. Dark colours – adapted to the landscape.

Ale te wszystkie podobieństwa i zabiegi nie byłyby wystarczające do uzyskania efektu kłodzkiej osady gdybyśmy nie poświęcili odpowiedniej uwagi usytuowaniu zabudowań w krajobrazie. Skorzystaliśmy z naturalnych walorów terenu. Skierowaliśmy strumień w kierunku działki, ułożyliśmy go wzdłuż spadku a zbudowania zlokalizowaliśmy w jego bezpośrednim sąsiedztwie. Miejscowy projektant przygotował dokumentację dla zaplanowanych urządzeń hydrotechnicznych – takich jak strumień i towarzyszący mu staw. Galerie przy wszystkich domkach są podwieszone nad strumieniem. To też posłużyło jako pretekst do przeprowadzenia wstęgowatej drogi oraz spowodowało konieczność zaprojektowania mostków. Dzięki temu nasza osada zyskała na atrakcyjności. Takie rozwiązanie było inspirowane układem urbanistycznym podpatrzonym w kilku miejscowościach kotliny.

Osada kłodzka to kameralny obiekt wypoczynkowo-turystyczny, w pełni współczesny, ale szanujący lokalną tradycję architektury i wpisujący się w sąsiadujący krajobraz.

But all these similarities and treatments would not be enough to obtain the effect of the Kłodzko settlement if we did not pay enough attention to the location of the buildings in the landscape. We took advantage of the natural features of the area. We directed the stream towards the plot, arranged it along the slope and then located the buildings by riverside. The local designer has prepared documentation for planned hydrotechnical devices – such as the stream and the associated pond. The galleries at all the houses are hung over the stream.  All of this also has become a reason to carry out the ribbon path and caused the need to design bridges. Thanks to this, our settlement has gained in attractiveness. This solution was inspired by the urban layout, seen in several villages of the valley.

The Kłodzko settlement is an intimate holiday and tourist facility, fully modern, but respects the local tradition of architecture and fits into the neighbouring landscape.
